Realtors and closing attorneys need to be aware that Davidson Pointe is a Planned Community governed by Chapter 47F of the North Carolina Code, the North Carolina Planned Community Act. As such, it is governed by a Home Owner's Association (HOA) with a 5 member Board of Directors.

The particular documents governing the HOA are "The Declaration of Covenants, Conditions, and Restrictions for Davidson Pointe" and the "By-laws of Davidson Pointe Homeowner's Association, Inc."
Particular HOA-related conditions for transfer of title to a home in Davidson Pointe is a $2500 Capital Contribution Assessment paid by the buyer.
Davidson Pointe Prohibits using Davidson Pointe Homes as short-term rentals (less than 7 months) except with the HOA Boards permission. Please see Section 3(b) of the Declaration of Covenants, Conditions and Restrictions.
Current annual HOA fees are $730.
Davidson Pointe also includes 36 boat slips on Davidson Lake that are governed by the HOA and managed via a committee of Boat Slip Owners.
